Cannon has been involved since 2008 with the promotion of this major 68ha employment allocation on behalf of Churchmanor Estates on the edge of Bury St Edmunds.

Initially our work focused on highways access and transport feasibility, utilities and services provision in support of a masterplan for adoption by the Local Authority. This updated a Local Plan Policy within the adopted 2010 Core Strategy.

Recently our work has focused on the provision of a relief road connecting the existing edge of Bury St Edmunds with the recently completed A14 Junction 45 Rougham Interchange that relieved a well known accident black spot. We have supported a planning application for the new access road infrastructure including improvements at Junction 45. The application was lodged in mid-2013 with anticipated approval in January 2014.

Our work included the study of transport and traffic movements on the surrounding highway network, appraisal of the introduction of the relief road and assessment of future growth in this area comprising the business park development and 500 new houses as an extension to Moreton Hall. Services have been appraised in detail along with the production of a Flood Risk Assessment and Drainage Strategy. We have also been involved in supporting DfT Pinch Point Fund Bids with the Local Authorities that will help release future development by overcoming infrastructure constraints. Success will see funding and construction commenced with an anticipated opening in 2015. The employment allocated will be delivered over the period of the new Local Plan set out in St.Edmundsbury Vision 2031
