PROJECTS:

Mickle Well Park is a site in the north of Daventry which received outline approval for 450 dwellings and a primary school in 2015.

Developing the site presented a number of interesting constraints as it is downstream of a major reservoir, and underlain by both the Braunston Tunnel which takes the Grand Union Canal beneath the site, and two high pressure fuel pipelines. Local guidance on surface water management also required that the attenuation for the scheme was sized to accommodate the 1 in 200 storm rather than the typical requirement of the 1 in 100 year storm.

The reservoir inundation zone (the area which might flood in the event of the reservoir completely emptying) and location of the tunnel and pipelines all influenced the location of the development parcels.

Cannon provided support for the outline planning application in the form of a Flood Risk Assessment and Services Appraisal. We are also providing advice and support during the reserved matters applications and sale of the site, which included providing additional information on the installation of new wastewater sewers beneath the oil pipelines.
